The short answer: It depends on your policy — and policies have changed a lot in recent years.

There was a time when most homeowners insurance policies offered full replacement cost coverage for your roof. That meant if your roof was damaged by a covered peril (like wind or hail), the insurance company would pay to replace it in full, minus your deductible.

But today, it’s not so simple.

Many policies have become more a la carte — meaning different parts of your home may be covered in different ways. Your roof, in particular, might have its own separate limitations.

Here are a few common scenarios we see today:

🔎 1. ACV-Only Coverage (Actual Cash Value)

Some policies only cover your roof at ACV, which means the insurance company deducts for depreciation — based on age and condition — and only pays the remaining amount. That could leave you with thousands out of pocket, even if your claim is approved.

📉 2. Sliding Scale Coverage

Other policies offer tiered coverage, reducing the amount they’ll pay as your roof gets older. For example:

  • 100% coverage for roofs under 5 years
  • 75% for roofs between 6–10 years
  • 50% or less for roofs over 10 years
🧩 3. Partial Coverage for Matching

Some policies might cover the area of your roof that was directly damaged in full — but only offer a percentage of coverage (or even exclude coverage) when additional shingles need to be replaced for matching purposes. This can be a big deal if repairs are highly visible or affect the overall appearance of your home.
